The Pick A Payment^SM mortgage combines the low starting rate at 1.5% with a fixed payment option. You can choose either:

Minimum payment
Interest only payment
15-year payment
30-year fixed payment

This allows you more control over your monthly cash flow. It’s the perfect mortgage for the budget-minded consumer.

You can use the minimum payment option to help you pay off debt and then later switch back to a 15 or 30 year fixed payment. Also, you can pay down your principal balance at your own pace and reduce future monthly payments.

The interest rates for the Pick A Payment^SM program are based on the most stable index in America, the "Cost of Savings Index" or COSI. The COSI index represents the average of interest rates certain banks pay to common customers on checking, savings and CD accounts. This interest rate is usually low and is not affected as much by fluctuations in the PRIME Rate. The COSI is the slowest moving and safest indexes in the world for mortgage lending. Which means the changes that you will see in your payments will be minimal.
